Here are the 15 cheapest property locations for buyers and investors in England according to the latest Land Registry data, based on sales up to the end of May.
Our thoughts. Analysis of the latest figures suggests that, when it comes to the cheapest priced property locations in England, prices are if anything softening at the moment – which could offer a good entry point for investors. Price rises are, generally, lower than they were at this point in 2015. Notably, the cheapest place to buy property in England, Burnley, experienced a very severe 6.2% annual price fall.
As in previous months there are some locations which although still cheap are experiencing gradual sustainable price growth every month now – suggesting they could be good for investors looking for real long term price appreciation. Barnsley, Hull and Stoke fall into this category, while prices in Sunderland appear to be rebounding.
Lastly it’s important to point out that, with the introduction of the new UK House Price Index, the way in which prices are calculated together with the locations for which it is calculated have changed. So our ‘top 15’ tables for this and future months are no longer directly comparable with those we’ve been publishing since 2015.
